How does the thought or sound of flipping properties in a different market from where you currently reside in and profiting four, five, or maybe even six figures for your effort and time sound? Sounds good right? Are you kidding me...... it's on the brink of being phenomenal; experiencing greatness from afar. Most people would think this way and since you are reading this, you are one of those people. You have a burning desire to change your current situation whatever your economic social status may currently be at this time. Emotionally, inside of you, you have intriguing, exalting thoughts of being the person you have always dreamed of. I want to tell you right here and now...... that your dream is possible! This actually gets deeper than just flipping properties from afar and benefiting from the proceeds of the sale. What the masses of the people don't realize is this, money is what I call a figmentation of the mind,......meaning it's not real. I know you're thinking what the hell is this guy talking about? Well keep reading, so the thought of you wanting to take on this new venture of Virtual

Wholesaling all started out as a thought, an idea. Once you have devised a plan and have a strategy in place where you are constantly taking little steps every day, and the keyword here is every day,

to attain the results of whatever idea you have implemented and never gave up on. It will bring you everything you passionately desire to have in life including all the money you could ever think about; So yes to repeat it again; everything starts as an idea in your mind. You can do any and everything you believe you can. There is an old saying and it comes from the most declarated book ever written by man; The Bible! That saying is, if you have the faith the size of a mustard seed you can move a mountain.(Matthew 17:20). Let me be truthful and clear, there was a time in my life where I couldn't grasp that concept, but the more I kept challenging myself day in and day out, taking on new tasks, experiencing new things, this is when I started to embrace this concept. By embracing this concept, you allow yourself to grow in areas that you could never have imagined. One thing you must know if you don't is, all great things that you want to achieve in life comes with an indefinite amount of sacrifice. Along this journey you will have pitfalls, failures, and things will probably never go as planned. People may tell you that this doesn't work, or it can't be done!

Some may even have the audacity to tell you, you are out of your mind, crazy for thinking you can flip properties hundreds to thousands of miles away from where you currently live without never seeing the property. Don't believe any of this! These people are negative, hazardous to your well being and toxic for your growth. Get rid of em'! Don't look back, it's their loss not yours. Your environment and circle of influence will be an essential key to your success. We all have been schooled, scolded from our teachers, parents, grandparents, aunts, and uncles all telling us you are your environment and most of all you can't forget that birds of a feather flock together.

I want you to take a good hard look at the four closest people you hang out with. You are just a mere average of them. If you are the smartest in your circle, find another group of friends so you can have an opportunity to learn and grow. We should never become complacent in life. If you are hanging on to dead weight, meaning the friends who you are hanging around aren't growing in self development, always talking negative, complaining about their situations and problems with no validating reasons to change the outcome.......I demand of you to rid' these folks from your life. I repeat, they are toxic for your growth and self development. I've personally seen lives destroyed simply because they chose not to break from what was wrong and do what's right. We may be afraid of what others may think or say, which leads to our reasons and our why's must be much greater than our circumstances.

Along this journey, you will have some pitfalls, failures, roadblocks that will be in the way. Your reasons and your why's will be the force that will keep you moving forward towards the ultimate attainment of your goal. Also along the way on your new journey, you will figure out some God given talents and skills that you never knew existed in yourself. In order to live out this fantasy life we constantly dream about and think of, we must conquer mind over matter. The only difference between the successful and unsuccessful never quit when they get knocked down. They keep getting back up relentlessly, being resilient until that day comes to where they have achieved their goal. The unsuccessful are unsuccessful for numerous of reasons. I will share with you just one of them!

Whenever a problem may occur that is too hard and when they can't find a right now solution to the problem, they succumb to defeat, retreat back into their comfort zone and do what they know best. Defeat is only temporary, get back up and keep moving forward. Embrace those challenges, learn and grow from them. Are you willing to hear NO 100 times before you have a breakthrough? If being successful was easy everyone would do it. It's not hard being average, just wake up in the morning; It is overcrowded and congested at the bottom, but lonely at the top. We are all blessed with 24 hours in a day to be phenomenal! As my man Eric Thomas would say, "You have 86,400 opportunities in a day!" Broken down this means there are 86,400 seconds in one day. Every second that passes by is a wasted opportunity for you to become great.

I want you to know something and maybe I'm going out on a limb by telling you this, but......I dislike writing, but not hate it. I dislike it to the point so much that I have been putting writing this manual off for some time- now. That my friend, is what we call the sickly detrimental disease of procrastination. This is definitely an area in my life I'm constantly working and always seeking growth. As of this moment, I am pleased and excited to tell you, that I'm conquering my fears right now as I'm writing this.

I'm in the process of achieving greatness! Do you care to join me? We are all human, which makes it very easy for us to let that negligent voice inside of our heads say you can't do it, you are not smart enough, your competition has master degrees and PhD's, you are out of your league. Please believe me when I tell you this, the only limitations we have is the limitations we put on ourselves. We must find a way to conquer the enemy within ourselves. Once this is accomplished you can attain anything in life you deeply desire. This makes the process of achieving your goal a much smoother ride knowing what the future holds for you. So as I end this and get into the purpose of this book, expect to learn the ins & outs of building a successful Virtual Real Estate Wholesaling business afar from where you currently live.

Expect to stumble upon a couple of road blocks along the way. Expect to get knocked down a few times. Expect for some relationships to fall apart only to build better and stronger ones. Expect for a couple deals to fall through at the last minute. Be prepared for these obstacles to stand in your way along your journey to success. Having the right knowledge will keep your risk low to none. I guarantee this manual will teach you everything you need to do in order to invest virtually in different markets from the one you currently live in. I'm thankful to be a part of your success, furthermore I'm grateful for the trust you established in me by purchasing and reading this book. This book will give you the breakdown of my business model that has me closing 4-6 to 6-8 deals per month in three different markets! Before we move on to all the fun, make the commitment now, not to accept mediocrity and come hell or high waters you're going to be successful at this!

Don't skip over this! I REPEAT, don't skip over this! I have a short story to tell you about a dear friend who was close to my family. In this short story we will reference him as Tim! The title of this short story is:

Slave Business Owner

Let me ask you a question if you were a business owner would you rather work in, or on your business? Hopefully you chose working on your business. 80% of business owners are working in their business instead of on their business. What becomes of this, is the owner becomes a slave in his own business and you may know someone right now who fits the bill. For example, take my Dad's best friend Tim. Tim owns the local pit stop store in our town. Tim is the sole owner operator in his business, which means his day usually starts around 4am. Sure enough, Tim is up the next morning at 4am, he continues on with his ritual, takes a shower, and puts on his dress attire for the day, pours a cup of coffee and then heads out the door by 5am to beat the early morning traffic. Tim opens the doors to his store 6am sharp every day and usually arrives by 5:45am on the button.

Tim has built a very strong clientele base in our town, so they all expect him to be there on time. Business overall is good for Tim; unfortunately he is a one man wrecking crew. Tim takes his last customer at 10pm! It takes him another hour or so to do the accounting, clean up, and to make sure everything is organized for the opening of the following day. From the time Tim awoke in the morning at 4am and the day finished at 11pm, that is whopping total of 19 hours; 17 hours without a break. Tim repeats this process Monday-Sunday 7 days a week. Tim is putting in about 120 hours a week; 119 to be exact.

Tim has a wife and two kids who he supports financially. Sad enough to say Tim has no time to spend with his wife or kids. Believe it or not, Tim has been able to keep this same regime for the past 5 years. Tim has officially become a slave in his own business. Within the 6th year of Tim's business, he has started to realize this is not how he intended his life as a business owner to be. Tim always dreamed of running his own business, but never would have thought it would come to this. At the ripe age of 40 in his 6th year of operation. Tim suffered a stroke from over exhaustion and stress. He was completely worn out can you believe that? Fortunately he was able to recover. This near death experience did something to Tim. He figured out his health and family were more important, so he decided to re-invent himself and his business.

This is what the newly revised Tim did. Tim decided to hire two employees Francesca & Jonathon. Francesca handled the morning shift from 6am-2pm Monday-Friday. Jonathon has the responsibility of closing the store down to 2pm-Closing! Tim came in on the weekends sparingly. He worked the morning shift on Saturday and Sunday Morning from 8am-11am. He only did this to make sure his face was still transparent to his business. Now that Tim has all the free time in the world. He had a chance to experience all what life has to offer. Now Tim is able to spend more quality time with his wife, see to it that he spends social and recreational time with his kids. One of the biggest gifts Tim discovered from this near fatal death experience was the opportunity to work in his business. Tim has now created a situation where time was working for him, not against him! Tim realizes he has more time on his hand he can deal with. Every morning from 7am-10am he would lock himself in his home office and brainstorm ideas on how he could make his business thrive more by doing less. He started coming up with creative ideas on how to scale his business.

Tim finally has one of those ah ha moments and he quickly figures out a strategic marketing plan to bring in more customers. Tim has now converted from being a slave in his business, to business owner that works on his business. Miraculously, Tim's health is better now than ever before. He has seen a spiked increase in revenue. These results came from Tim's brilliant marketing strategic plan. I would say being a business owner that works on his business is more fun, cooler, exciting, and sexier, than a business owner that works inside their business. This story coincides well with knowing and operating a legitimate Virtual Real Estate Business. If you have never operated outside your local market, no worries! Don't have any fear. These tactics, strategies & techniques will allow you to grow and build a prosperous business from afar.
